I’m doing more than thinking about it…my home is being listed for sale as I write this post…yikes!
Putting your home ‘out there’ can be a very stressful time, as there are always other significant events tied to this one. My motivation is primarily family related, as I’m pulling up the Florida roots I’ve established over the last 12 years and replanting myself in Michigan, the state I grew up in and where my family resides.
But, getting your home ready for sale and on the market is the crucial first step, so read on to discover some useful tips to help you prepare your home and sell your property. In fact, by taking action on some or all of these strategies, you’ll be way ahead of your competition.
Home Selling Strategies to Consider
Baking a batch of cookies or a loaf of bread before an Open House certainly doesn’t hurt, as the homey and welcoming scent is sure to please. But there are some other actions you can, and in some cases, should take, to ensure you get the most interest in your home from potential buyers.
Home Staging – is a must when marketing and selling your home, period. As the owner of a successful home staging business, I have seen many, many homes that made a complete about-face after they were properly staged.
As homeowners, we live in our house day in, day out, so there are some things we don’t even see. But, a potential home buyer will spot them in a minute, and they could be deal breakers. But they don’t have to be.
That is where a competent Home Stager can help, because they see your home from an independent, non biased viewpoint. You want your internet buyers to see those beautiful, clean, crisp, clutter free photos from day 1 of your listing.
The best time to enlist the help of a Home Stager is BEFORE you list your property, not 30, 60 or 90 days down the road. I have seen this mistake so many times!
One of the first things any Stager will tell you is that the clutter and extra ‘stuff’ must go. It doesn’t mean you have to get rid of it all (although I’ll bet a good purge/garage sale/donation session would be in order), but it shouldn’t be in your home or in the garage, or the basement. Take it away entirely and place it in storage.
Self storage can come in very handy, as you can choose the appropriate size unit for the amount of items you need to store, and in most facilities a month-to-month agreement is all that is required.

Extravagant Extras – Some sellers throw in a snazzy TV, or even a car, as a way to incentivize people to buy their home.
In fact, one woman even offered herself as an incentive. What?!?!? I’m not advising you do that, but it is an example of thinking way, way outside the box to attract a buyer. No…that will not be part of my home sale!
If your home is in need of updating, in a location that presents a challenge, has a layout that is less than desirable, or another type of challenge, an incentive may be appropriate. Talk to your realtor to decide what would work best in your particular situation.
Tell the World – use the power of social media to help you market your home. Yes, your realtor should be putting significant effort into doing the same, but how about all those Facebook friends you have, for example?
Let them know of your plans to sell, post a copy of your listing for them to see. You never know who might know of someone looking to buy a home…just like yours!
Use Pinterest for Inspiration – Pinterest is a search engine, much more than a social media site, that is based entirely on images. It’s the perfect place to find inspiration for preparing your home to sell. You’ll be better prepared to work with your realtor, or if the plan is to sell the home yourself, you will definitely want to utilize these tips:
- Home staging ideas – Pinterest is home to creative boards, containing various photographs for different categories. If you search home staging you will be able to get some great visual assistance and begin the process of cleaning and decluttering.
- Boosting curb appeal – If you are one of those people that struggles to find inspiration for their outdoor space you will find numerous amazing ideas on Pinterest.
- How to photograph your home – Pinterest will actually open your eyes to the dos and don’ts of good photographs. Of course you can easily gain advice on this, but seeing it with your own eyes makes a huge difference! It will get you saying…did they really think it was a good idea to photograph from that angle?
- Open House secrets – Open houses are a popular method used to sell homes. On Pinterest you will find some great ideas for making your open house even more inviting.
For some, Pinterest is just a place full of pictures, but for others, it can be a great source of inspiration. Photos are everything when it comes to selling your home, and Pinterest really makes you realize it!
Pay for Professionals – when it comes to taking the photos of your home. I have been a Realtor as well as a Home Stager, and there is nothing to compare with the quality of a professional photographer. The images on this post are from my home’s interior, with photos taken by a professional.
Remember that the vast majority of prospective buyers will see your listing online. They will make a decision very quickly as to their interest in your home, using…you guessed it…the photos as their main source of interest.
Make them great. Make them memorable in a positive way. If your realtor doesn’t use a professional photographer it’s worth the money to invest in one yourself.
For me, it’s been a process of cleaning out, donating, packing, rearranging, and basically taking my home to the most inviting place for potential buyers. I want them to walk in the door of my home and feel welcomed, inspired and want to see more!
